What size properties do you take on?
Anything from a single HOA entry monument to a 50-acre multifamily campus. We run dedicated commercial crews separate from our residential routes, and one manager knows every property, so nothing slips as you add buildings.
Do you work with property management portfolios?
Yes. We hold master agreements with several Middle Tennessee PM groups and can offer portfolio-wide pricing, consolidated invoicing, and per-asset detail in one report.
What are your insurance and licensing requirements?
$2M general liability, $1M auto, active TN Department of Agriculture license, and TN charter #4249. COI is issued the same business day a property is signed.
Can you handle pre-open or after-hours service?
Yes. For retail, office, and restaurant clients, we run pre-open windows so service is complete before tenants arrive. Uniformed crews, marked vehicles.
How quickly can you bid a property?
Most commercial walks are scheduled within 3 business days. Proposals typically land within 48 hours of the walk, with line-item scope and per-visit pricing.
Do you offer documentation for board or audit reporting?
Yes. Application logs, MSDS, before-and-after photo documentation, and annual summary reports, formatted for HOA board meetings or audit review.
