How we run the program

Four habits, every account.

What separates an okay program from one you don't think about.

    Test

    Soil sample on day one.

    We pull a soil sample before the first application and document existing condition. That becomes the baseline. pH, nutrient balance, organic content all dictate the year's program.

  2. b.
    Time

    Soil temperature, not the calendar.

    Pre-emergent goes down when soil hits 55°, not when the route gets to your zip. We watch the temperature curve, you don't have to.

  3. c.
    Apply

    Clear notes, every visit.

    After each application we tell you what we used, why, the conditions, and what to watch for between visits. No four-letter codes.

    Renew

    Aeration and seeding, every fall.

    Once a year we open the soil so water, air, and roots can move, core and liquid aeration to break up packed Tennessee clay, then overseed the thin areas before winter. It's the step that keeps the lawn thickening season over season instead of just holding.

How do I choose between Basic, Essential, and Elite?
If your lawn is healthy and you're not seeing disease pressure, Basic covers it. If you have warm-season turf (Bermuda, Zoysia) or shaded fescue, Essential's fungicide layer is the right call. Elite is for properties where the lawn is the point. Professional-grade fertilization, root-development care, every protective layer.
Can I upgrade or downgrade mid-season?
Yes. We prorate based on what's been applied. Most upgrades happen in June when warm-season disease starts to show. Downgrades are less common but possible at any visit.
What if my lawn looks bad after I start?
Year-one lawns often look worse before they look better. We document the baseline on day one and measure against it. If the program isn't working at 90 days, we recalibrate the plan free of charge.
Do you treat warm-season and cool-season lawns differently?
Yes. The schedule, fertilizer mix, fungicide windows, and mowing height recommendations all shift based on whether you have Bermuda, Zoysia, Fescue, or a blend. We tag your account on day one.
What's included in the soil test?
pH, macronutrients (N-P-K), micronutrients, organic content, and how well the soil holds onto nutrients between feedings. Costs are absorbed by the program. We re-test every 18 months on Elite, every 3 years on Basic.
Do you offer aeration or mosquito service separately?
Yes. Both are quoted separately and scheduled alongside your program visits. Most Essential and Elite accounts add fall aeration. Mosquito is month-to-month April through October.
